Bricks, screws and wood.
This is the sort of building materials you might expect to find in a giant building that will make it to the heavens.
But instead, Boston building materials company Foothill is planning to build its first skyscraper on a reclaimed site at the site of the former St Thomas More Hospital, a Catholic hospital in the city’s Fenway neighbourhood.
The company is working with local partners to build what will be the world’s tallest building using a process that is sustainable and has the added benefit of providing a cheaper alternative to the more expensive steel or concrete used to build high-rises in the US.
The new building will be in the former building of the St Thomas Building and will be named the St Francis Hospital.
It will be constructed using a mix of locally quarried materials including brick, stone and reclaimed wood.
The site is in Fenway, a district of the city known for its industrial and office parks.
Foothills founder and chief executive Mike O’Connor says the hospital site is ideal because of its proximity to the city centre and proximity to Fenway Park, home of the Boston Red Sox baseball team.
“We can get away from the busy streets and busy streets of the US and focus on the city and the Fenway,” he says.
“That’s something that’s been missing from the city for quite a while.”
He adds: “When you’re trying to build a new high-rise you want to make sure that it’s going to be a sustainable building, because you’re using more energy than you need.”
The building is being constructed by Foothilled’s partner, the nonprofit Community Foundation of Boston.
Fought off The Fenway Building in 1885, the hospital was originally built on the site that became the St James Hospital in 1874.
It was abandoned by the city in 1927 after the building was deemed unsafe.
Filled with asbestos and filled with concrete, the building remained abandoned for decades.
In the early 1990s, the city began excavating the site and discovered the site was once a quarry that was being used to make bricks for the building of homes.
The city turned the site over to the Boston Institute of Technology in 2006 to restore it to its former glory.
“Foothills is very much focused on this project and we have a partnership with the Institute of Public Architecture to restore the site,” says O’Connors, who has worked in Boston for more than a decade.
“I think the idea is to have this beautiful, green, natural site, and I think it’s an exciting project to be involved in.”
The site in Fenwell is one of the most important parts of the old hospital.
The building’s basement, built in 1883, contained the hospital’s two maternity wards.
The basement has a number of rooms and is filled with rubble and plaster from the construction of the hospital, as well as a few other buildings.
Founded in 1879, the St John’s Hospital was a Catholic institution that operated from 1871 to 1914.
The St Thomas building, constructed in 1877, was the largest hospital in Boston.
In 1912, the facility was demolished.
In 2005, Foothilling acquired the building and it was converted into a large office building.
The university acquired the site in 2005 and plans to convert it into the new St Francis Health Campus, which is planned to be built on land now occupied by the old St Thomas hospital.
O’Brien says Foothiller has already secured the funding needed to rebuild the site.
“The hospital was built in a way that it was actually not really intended to be permanent,” he explains.
“It was built to last a very long time.
So we think we have the foundation to make this work.”
The project will be managed by Follie O’Keefe, Folli’s senior director of sustainability and community partnerships.
Folling says the goal of the project is to create a green space for the hospital.
“For this site, we’re trying really hard to have a long-term plan that is going to protect the hospital and the surrounding area and make it attractive for the public,” he adds.
“To get to that point, we have to be careful and mindful of the land and the water.”
The new project will also be a catalyst for sustainability.
O-Keefe says Follill’s new site is a keystone site for the company’s sustainable practices.
“A lot of the things that we’re doing are a result of our own sustainability practices and how we work,” he explained.
“So the whole building, from the floors to the roof, everything is a product of our sustainability practices.”
The company also plans to create opportunities for community groups to participate in the construction.
